Responsible for: No other staff
To deliver property maintenance services to tenants and other customers.
Main Objectives of the Post
To deliver effective repair and maintenance services to properties and assets owned or managed by the Association in line with the organisation’s policies and procedures.
To ensure that the Association maintains high levels of customer service and satisfaction in all aspects of property repairs and maintenance services delivered by the Association.
To support the involvement and participation of tenants and other customers in the development of the Association’s services and activities.
To ensure that positive outcomes in relation to the Scottish Social Housing Charter are achieved.
To ensure a high standard of site supervision during the delivery of the Association Investment program.
To ensure that Key Performance Indicator targets and Statutory Obligations are met.
To contribute to the continuous improvement of the Association’s services.
Ensure that the Association provides effective systems and procedures for property repairs and maintenance.
Undertake effective property maintenance inspections at agreed intervals to factored blocks, common closes and other assets owned or managed by the Association.
To complete inspections to Void properties to ensure the Associations meets its required letting standard within agreed re-letting time scales.
Contribute to the development and implementation of the Association’s Investment Programme.
Contribute to ensuring that contractors meet the Association’s Performance Standards.
Deal effectively and quickly with sub-standard performance from contractors.
Contribute to monitoring and reporting on all property maintenance and repairs activities, including budgetary monitoring.
Assist in validating technical related recharges for tenants and other customers.
Carry out site supervision of investment and regeneration programmes.
Ensure that the requirements of the Scottish Social Housing Charter are met.
Carry out appropriate consultation as required by legislation and to deliver the outcomes of the Scottish Social Housing Charter.
Ensure that external and internal key performance targets are met.
Ensure Customer Complaints are dealt with effectively in line with policy.
Contribute to the development, production and implementation of Association policies, procedures and strategies.
Deputise for the Repairs Manager as required.
Provide support to local community groups and tenant associations.
Attend meetings out with normal office hours when required.
Represent the Association externally, as and when required, for example court appearances, external contractor meetings, forums.
Comply with and promote the Association's Vision and Values, Code of Conduct and professional standards by behaving in a professional manner at all times.
Ensure all statutory and Association regulations are followed, including Health & Safety, in order to protect customers, employees and the business interests of the Association.
